Hanover Turtle Creek: Garage Equipment Screening & Rooftop Trellis

Project Overview

For Hanover’s Turtle Creek high-rise residential tower in Dallas, Contract Fabricating Services fabricated and installed galvanized steel screening enclosures for the building’s HVAC condensing units throughout the parking garage, along with a steel trellis canopy over the main rooftop equipment yard. The work keeps hundreds of residents’ AC units secure, ventilated, and out of sight, in a finish that holds up to Texas weather and garage traffic.

Our Scope

Rooftop equipment yard and trellis: A large tube steel structure with perimeter beams and closely spaced slatted framing shades and screens the main condensing unit yard on the garage roof deck.
Perforated metal screen walls: Galvanized tube steel frames with perforated metal infill panels enclose equipment areas on the roof and on multiple garage levels below. The panels provide the airflow the units need while hiding them from view.
Lockable access gates: Framed gates with latch hardware give maintenance crews secure access to each enclosure.
Hot-dip galvanized finish: All frames are galvanized for long-term corrosion resistance in an open-air garage environment.
Field installation: Every post was set on a base plate and anchored to the existing post-tensioned deck, fit around active parking stalls, columns, and building utilities.

The Challenge

Screening equipment in an operating garage means working around parked cars, drive aisles, and residents. Each enclosure had to be laid out to fit tight spaces between columns, walls, and parking stripes while still leaving the units serviceable. Anchoring into a post-tensioned garage deck also takes careful layout to avoid the tendons.

The Result

A clean, uniform equipment screening system across the entire garage, plus a rooftop trellis that turns a utility yard into an architectural element. It’s another example of the repeat work we deliver for Hanover, one of our longest-standing multifamily partners.
